Repair Lists and Make-Ready for Realtors and Property Managers
Inspection repair lists, pre-listing repairs and rental make-ready in Oklahoma City. Jim knows what inspectors flag.
Repair work that keeps a sale or a lease moving
Jim Cox has 35+ years experience as a mason and handyman in Oklahoma City. He handles each job himself.
Inspection repair lists
Send the list. Jim quotes the handyman items on it, such as damaged sheetrock, loose handrails, missing caulk, cracked mortar, rotted fascia and leaky sink traps.
Pre-listing repairs
Fix the small things buyers notice before the listing photos: wall patches, touch-up painting, door hardware, tile repair and brick or mortar cracks.
Rental make-ready
Between tenants: patch and paint, replace worn hardware, re-caulk wet areas, check smoke detector batteries and handle small carpentry and plumbing fixes.
Book a quote and choose Realtor or property manager. You can attach the repair list or inspection report.

Questions
Can you work from an inspection report?
Yes. Upload the repair list or inspection report with your quote request, or send the pages you want handled. Jim quotes the items he can do.
Do you handle rental make-ready between tenants?
Yes. Drywall patches, light painting, caulking, door hardware, fascia, small carpentry and light plumbing fixes are all handyman work Jim does himself.
Which items do you not take?
Jobs that need a licensed electrician, plumber, HVAC tech or roofer. Jim will tell you which items on the list fall outside handyman work so you can send those to the right trade.
How do I get a quote?
Book a quote online and choose Realtor or property manager. Add the list if you have one. Jim follows up during business hours, Monday to Friday, 8 AM to 6 PM.
